Build-to-Rent Developments and What They Offer Tenants

A 320-unit build-to-rent block on ul. Grzybowska in Wola began tenant intake on 1 June with monthly rents starting at 2 950 PLN for 45-square-metre apartments that include utilities, broadband and weekly cleaning.

The timing matters because Warsaw apartment prices have climbed to an average 15 800 PLN per square metre this spring while mortgage rates remain above 6 per cent, pushing monthly ownership costs for a comparable flat above 4 200 PLN once maintenance and taxes are added.

Projects already operating

Two schemes illustrate the shift. The first sits on the former Norblin factory site in Wola and is managed by a fund linked to the city’s housing accelerator programme. The second, a 180-unit conversion on ul. Targowa in Praga-Północ, opened in March under a partnership between private capital and the municipal land bank. Both sites guarantee three-year leases with capped annual rises of 3 per cent and provide shared workspaces, bike storage and 24-hour concierge.

Tenants at the Targowa address report total outgoings 18 per cent lower than the cost of buying a similar unit two streets away, where a one-bedroom flat sold for 685 000 PLN last month.

Practical choices for households

Prospective residents can compare listings on the city’s rental portal or visit the sales office at the Grzybowska site before the end of July. Those who sign before 31 August receive the first month at half price and priority access to any future phases. For buyers still weighing ownership, the same portal lists current mortgage offers from three Warsaw branches of national banks so households can run side-by-side numbers before committing.
